With deep gratitude, I would like to share the journey of our Greenlife Retirement Residence Group over the past period. Three years ago, we began due diligence to acquire Royal Oak Senior Living, a high-end, newly constructed senior living facility with 103 units. Initially, this process was expected to take only a few months. However, due to the post-pandemic economic downturn, delays in commercial bank loans and refinancing arose, and funding from our participating shareholders could not be secured as planned. These setbacks posed significant challenges to the acquisition.

AVOID AT ALL COST!

Owner/the lawyer of this office takes ZERO responsibilities - when staff gave incorrect instructions, the owner will deny any wrong doings arrogantly, and will literally ask you to sue him.

Incompetent staff - the law clerks work on your file will pretend to know the document you are singing but if you ask any detailed questions they are uncertain of, they will make up on the spot. This make sense because the staffs are probably scared to be sued by the owner when they ask a question.

A REAL real estate lawyer will shield you from fraudulent/suspicious activities in a transaction but I honestly not sure what value this guy add as all he knows when things go south is to say "sue me". I wonder how many times he gets away with it because most of his client are new immigrants who is generally at a vulnerable position.
