I recently had a transaction with Selva at Anthony and Associates, who acted as the lender’s side lawyer for my second mortgage. Unfortunately, my experience was extremely disappointing and unprofessional.

The closing was originally scheduled for the 16th. However, due to Selva’s failure to notify us of required documents in a timely manner, the process was delayed. The lender had already transferred funds to him, Selva would contact us at the last minute—often close to the end of the business day—requesting one document at a time. This continued for several days, causing unnecessary stress and delays. Ultimately, the deal was closed only on the 30th. The lender transferred the funds on the 25th and we had the endure the interest payment from the 25th to the 30th, while the funds are held at the lawyers trust funds.

This transaction had two parts, and the second part occurred two weeks after the first. On the day of the second transaction, the funds were received in the morning, but when we followed up around 4 PM, they had not yet verified the receipt of the funds. Meanwhile, my lender had already started charging interest from the time the funds were transferred. If I hadn’t called, it’s likely they wouldn’t have verified or transferred the funds that day. I expressed my frustration by phone and email, emphasizing the urgency and reminding them it was their responsibility to confirm receipt. In response, Selva called us, raised his voice, and said: “We have other work as well, not just yours. If you don’t want to come to us, don’t come here anymore.” I found this extremely rude and unprofessional.

In regards to their fees, we were never provided with a clear breakdown of the legal fees prior to closing. At the final moment, Selva presented us with a fee that was nearly double the expected fees. Given the urgency and pressure to complete the deal, we felt we had no choice but to sign.

Upon receiving the cheque, we noticed discrepancies in the amount. I visited the office to request a full statement of account and discovered additional charges that were never discussed or agreed upon. I explained our financial difficulties, which was the very reason we were obtaining a second mortgage. In response, Selva made inappropriate and racially insensitive remarks and dismissed my concerns.

I have yet to receive the full closing documents or a detailed breakdown of the fees—nearly three weeks later. Furthermore, the payment to my lawyer was not made until more than 10 days after the transaction.

I find these practices highly unethical and unprofessional.
