I was very excited and originally happy to have Zancope work alongside me for my recent purchase and sale. We had completed intake and paperwork and had an appointment set up to complete the signing of our documents. Less than a week before our date to sign I receive a call from my realtor explaining our buyers also have chosen them and although we have a date to sign and completed preliminary paperwork they no longer can represent me. This is during the Christmas and new years holiday, so many places are not open. They have left me scrambling to find a notary to complete my paperwork in time. Not only this, they also didn’t have the decency to call me personally to explain this to me, instead I’m hearing second hand from my realtor. When I spoke to them which was on Nov 21, we were set in motion and they had ample time to let me know that they have chosen to represent my buyers instead of me. On this same day I’m receiving emails from them confirming my paperwork and appointment because their front desk lady is away. They should of caught this a month ago that they were representing both parties and allowed me time to find someone else instead of scrambling last minute and now I have to pay additional rush fees which they should be covering for me as this is on their end, not mine. Very disappointed and because of this I do not recommend them.

This notary came highly recommended by both our mortgage broker and realtor and we were left completely disappointed with this company.

We reached out in January to begin the closing process as first time home buyers. Two weeks after starting the process (and just 24 hours before signing) we still hadn’t received our final Buyer’s Statement of Adjustments or bill. When I called the office, they claimed they never received our mortgage documents from the lender and threatened to cancel our appointment because of this. Our closing was 3 business days away. We were left in a panic. Ten minutes later, they called me back saying they had “found” them. Clearly, they misplaced or overlooked them.

We did not hear from the office again. No communication all day. We called the office two times. The responses we got were "she's working on it", "it will be in your inbox in an hour". We finally received the email in the evening (the night before signing), and it was thousands $$$ of dollars wrong. They failed to apply our first-time homebuyer exemptions.

We immediately asked for a revision which they sent the next morning, but it was still incorrect. After double-checking their math ourselves, we had to push again, only to be told the original bill was correct and their system had just “messed up” and had errors the first time around.

When we arrived and finished up the appointment we voiced our frustration, Flavia blamed the errors on snowfall from the previous week. Not only was this excuse completely irrelevant, but it was also a total attempt to deflect responsibility. We were so, so disappointed to hear this.

To add insult to injury, after all this, Flavia still tried to upsell us on her other legal services like drafting our wills. After this disaster, why would we ever trust them with our wills?

When you hire a legal team to handle your home closing, you expect a company you can trust, accuracy, professionalism, and timely communication. We did not get any of this. Unless you are willing to be on top of things, double check their math, and basically pester the team to get things done, I would advise you choose a different Notary. If we had not take it upon ourselves to catch mistakes, incorrect math etc., we would be paying upwards of $4,000 more on our bill.

I used Flavia Zancope for a package that included a Will, POA and Medical directive. It was so easy and efficient. Flavia was wonderful to deal with and her explanations and ideas were great. Her clarity saved me so much worry! I couldn't be happier.

This is our second time with Zancope Notary for our will/poa (updating) Flavia is excellent at making you feel at ease with not an easy subject matter. You can tell she knows what she’s doing as everything is laid out as if she knows the questions you may have in advance. I would see her again, if needed, in the future. We don’t live close if that tells you anything about how much we respect her work.

Interesting response. Doesn't portray the situation accurately at all. A pity she can't learn from criticism. This proves my point about Flavia's arrogance.

Very poor experience. The staff were friendly but incredibly disorganized. They had not told me two of the items I needed to bring for the appointment. As for Flavia, she was incredibly rude and arrogant. My daughter-in-law is a Brazilian lawyer and there is no way Flavia's utter rudeness is the norm. Disgusted. Will never use this place again

We recently sold a house and Zancope did the legal work. They were barely competent. They completed documents with the wrong address. They told us that we signed everything then at the last minute made an emergency meeting because they forgot something. It made the whole experience so stressful!

They guided us through the home purchase process with ease, making us feel comfortable at every step. They answered all of our questions thoroughly and provided great reminders along the way.
